The Planning and Zoning Department is located on the second floor of City Hall. It is recommended that before building or opening a business in the City, the Planning and Zoning Department be contacted in order to find out if the proposed use / building meets the requirements of the City of Hialeah.
In order to expedite the permitting and licensing process, it is recommended that the plans and / or proposals receive a review by this Department at the preliminary phase of development.
About Planning
Planning is in charge of keeping an updated Comprehensive Plan, which is the written document setting out policies and recommendations for future growth and development of the city. The Comprehensive Plan includes information on existing conditions and trends in the city, goals and objectives for the future, and recommended ways for achieving these goals. It is an advisory document. State law requires that zoning and development or subdepartment regulations be based on the Comprehensive Plan.
About Zoning
Zoning consists of a whole body of regulations that are intended to coordinate land development for current and future needs of the city. The regulations include the zoning map, land use chart, dimensional regulations, definitions, permitted uses and other regulations pertaining to the various zoning districts. Variances, land use plan amendments, rezoning, conditional and special use permits and re-occupancy are also handled by the Planning and Zoning Department.
